This is the fastest way you will ever receive Fully Researched Tax Deed Surplus records. There is no other company that provides the records the way we do. We include a deep dive into every aspect of the Property Owner and possible liens so you can make an informed decision before wasting valuable time.

Our Pro Level already provides the surplus records on the same day as the auction but now, with the Live Auction Watch Add On or Live Watcher Level, you can have the full Owner and Lien details in your hand within minutes after each property completes their auction.

We are online, in your face, updating the ending bids, downloading Property Information Reports, Researching Liens and answering all of your questions Live!

However, we do realize not everyone has the time to just sit there watching a boring auction. No worries! Just jump in when you can and scan the constantly updating Live Surplus Table. You can print/export any record you want to take action on immediately.

Also, when all counties finish their auctions for the day, we upload the Surplus List and Skip Sheet on Excel Spreadsheets. We also include a PDF Report showing all the details of each record.

What IS the benefit of you actually watching it live? You get a heads up on who the owner is and what type (Individual, Business, etc), where their mailing address is located (at the property address, not at the auctioned property address, outside of the U.S.) as well as knowing if there are liens on a property or not.

So if you see a record where the property owner is an Individual, living in the US, NOT at the auctioned property address, the surplus has reached $20,000, has No or Low liens, but there is still bidding going on, you have a huge jump start to a premium surplus record.

HOW TO PARTICIPATE IN LIVE AUCTION WATCHING

Level: Live Watch Add On will always have access to previous lists. You must be on the Pro Level in order to get this Add On
Level: Live Watcher only has access to the lists within the week they purchased. Anyone can join as a Live Watcher. It is a per week cost and only when you decide. Not a recurring subscription. Only join in on the weeks you want.

Clicking the + sign will open this record up fully so you can see all of the fields (See example below)
The color of the circle will tell you the status of that property (see color legend at top)
When a property completes the auction and is successful, a Report Icon will appear allowing you to download a PDF Surplus Report for just that record (See example below)
Individual, Business and Trust are self-explanatory. With “Obviously Deceased” we are going solely by what we see in the “Owner Name” on the Property Appraisers website or on the Property Information Report. An owner could be deceased but we may not know based on the information we see. We only use “Obviously Deceased” when we know!
The Residence Type is based off the mailing address that the Property Appraiser and Tax Collector has on file for the property owner.
If we were able to obtain the Property Information Report for that record, an icon will be here for you to download it. If you see a gray PDF icon with a red circle/cross out, that county does not provide their Property Information Report online, so we will never have it. (See example below)
We research any liens that may be on the property and those can be seen when you click the + sign for each record. However, this column provides a quick view to know if there are liens or not. If you see a box with a question mark, it means one of the following:

We have not yet checked for liens
That county does not provide their Property Information Report so we cannot determine if there are liens or not
The surplus is under 10k. We only obtain the Property Information Report and research the liens on records with over 10k

In this area, we will upload any files relevant to todays auctions. You are free to upload files to us as well. For example, if we are discussing a topic in the Chat and we have a document that is part of the answer, we will upload it here. If you have a question about what you are seeing, you can upload a screenshot to us, etc.

FILES FOR THIS WEEK’S AUCTIONS

At the end of the day, the complete Surplus Spreadsheet and the Skip Trace Spreadsheet will be uploaded here so you can download them. We add to this folder all week. When the week is over, this folder is emptied to prepare for the new week.

You don’t have to worry about missing your chance to grab files. Each day we send you an email with the files attached.

We are NOT bots, it is really us in there answering your questions. We can grab a surplus claim form for you, look up information on a particular record that is in the auction and really, so much more. Just ask!!

Occasionally on very busy days, we cannot chat during the auctions, so you may not see the Chat Area… or there may be a delay in our response.

You may see a “tip” button, set up for whoever is manning the Live Chat that day. Completely optional but always appreciated. Some days, we do need that drink after work 😉
