1. DOWNLOAD PROPERTY INFORMATION REPORT
Look at the Property Owner first thing, because it may be someone you do not want to pursue, such as a bank, deceased person or they live overseas. Watch the Video on How & Where to get the Property Information Reports. Then click the Tax Deed Documents icon above and Search using the Tax Deed #.

2. MAKE NOTE OF THE POSSIBLE LIENS
Read through the Property Information Research Guide to see all the different areas on a Property Information Report that you can find mentions of documents that might be liens.

3. PERFORM LIEN RESEARCH
Read the Lien Research Guide so you can understand the different types of liens. Then click the Official Records icon above to look up those documents to see IF they are liens and if so, how much are they?

4. OBTAIN OWNERS NAME AND ADDRESS
In the Property Information Report Research Guide, you are shown where on the reports you can find the owners name and all mailing addresses the county has on them.

5. OWNER RESEARCH

Read through our Skip Trace guide for ideas on locating property owners using public records. We do have one paid website mentioned in the guide as a recommendation.

6. OWNER CONTACT
Contact the property owner and determine their interest level. This is the “salemanship arena”. Through trial and error, you will learn what and what not to say to each individual property owner as you are speaking with them. There is not a “one script fits all” for this step. We DO have 2 “Initial Contact” letters you can view as examples.

7. DECIDE ON THE ROUTE YOU WILL TAKE & DOWNLOAD CLIENT FORMS

8. DOWNLOAD COUNTY SURPLUS CLAIM FORM

9. GET DOCUMENTS SIGNED AND NOTARIZED
Organization is key. Use the checklist on the Routes Page linked above to make sure you gather everything. You can also download the Client Forms you need from that page. We suggest you look into hiring mobile notaries to bring documents right to the property owner to have them notarized.
