Free Level
Free members do not receive surplus lists or surplus reports.
Pro Level
Pro members receive Surplus Reports (PDFs) emailed each auction day. These reports are designed for members who want a clean, printable record for each surplus property.
Platinum Level
Platinum members receive the highest level of access, including the surplus table on the website, Excel export, the Live Watch Table, and Surplus Reports (PDFs).

Surplus Reports (PDFs)
Platinum members also receive the Surplus Reports (PDFs), giving you both printable reports and live table access.
Property Information Reports
Every county prepares a Property Information Report for each property headed to auction. This report is also known as the Ownership & Encumbrance Report or Title Report.
These reports contain a wealth of information you need, including the property address, owner name, owner mailing address, assessed value, and mentions of documents that may be liens on the property and could reduce or eliminate the surplus.
They can also reveal valuable extra details. If a property owner is deceased, the report may contain the names and addresses of heirs. If a property is owned by a business, the report may contain the Registered Agent, which can lead you to the business owner’s name and address.

We also provide a Property Report Research Guide with an example from each county, showing you exactly where to locate the information you need on the report.
Lien Research
Once we gather the document numbers mentioned on the Property Information Report, we look them up online to determine the type of lien, how much is owed, and to whom it is owed.
We provide this information to you directly on the Surplus Sheets so you can quickly understand which liens may affect the surplus and who may have an interest in the funds.
If the lien is a Judgment, we also obtain the Judgment Holder’s information so you can pursue them as a potential client as well.

LDP Report (Lien Deadline Passed)
Find surplus opportunities after the lienholder claim deadline has passed — when remaining funds may only be owed to the property owner.

Every Monday morning, we generate a report showing records where lienholders are no longer able to claim surplus because the deadline has passed.
We then re-research those records to check if any claims were made and whether surplus funds may still be available for the property owner.
This includes reviewing tax deed documents for each record to identify claims and estimate whether surplus remains.
Important: We do not call counties to verify claim status. You should always contact the county directly to confirm surplus availability before pursuing a record.
Some counties do not provide claim documents online. These records are still included so you can choose to contact the county directly for more information.
Surplus List Archives
Access years of past surplus records all in one place. Go back and find opportunities others have overlooked.
We maintain surplus records going all the way back to 2018. These records are preserved exactly as they were originally created and are not updated, giving you a historical view of opportunities that may still be available to pursue.
