The purpose of the records on this order form is to allow you to use our website to enhance surplus records you received from elsewhere. You can search by the Parcel Number or Tax Deed Number from your records.

If you subscribe to websites such as TaxAuctionSurplus.com, TaxSaleResults.com, ExcessElite.com or any other site that offers surplus records, or if you obtain surplus lists directly from the Florida County Websites, you can take those “bare-bones” lists, bring them here, and we greatly enhance those records to save you a lot of time.

How the surplus records are enhanced: What do we add? Everything! (Read below)

All the information, lien research and the Property Information Report that the county prepares for each tax deed property headed to auction.

So you simply take a record you receive elsewhere, use our table/form to search for it by Tax Deed or Parcel Number, check the box next to the ones you want and submit the form. You are then re-directed to PayPal for payment and we deliver within 24 hours, typically much sooner.

PLEASE NOTE: You do not need records from other website in order to enjoy our Enhanced Records. On the table of surplus records, we give you enough information to make an informed decision on whether to purchase that record or not:

  • Auction date (in order to purchase the newest ones)
  • County (in case you want to work with only specific counties)
  • Surplus Amount (if you want to work with only ones over 50k for example)
  • Owner Type (if you want to work only with individuals or avoid deceased owners)
  • Residence Type (this is based on the mailing address of the owner. Are they in the U.S.? If so is their mailing address the same or different than the auctioned property address – important to know since they likely no longer live at the address)

Keep in mind, the records on our table have the following criteria so nothing will be found if it does not conform to this:

Why we do not provide lien research for the other counties

Because in order to download the Property Information Report from the county and research any liens on the property, that county has to provide their tax deed auction documents online. The above counties do.

HOW TO USE OUR WEBSITE WITH YOUR SURPLUS RECORDS

Let’s say you grab a surplus list from Alachua County

Copy the Case Number (which is always the Tax Deed Number in our records), or the Parcel Number and bring that to our website.

Make your payment and we will deliver the files to your email address.


VERY IMPORTANT

The records in our database are just as they were on the day of the auction. We do not go back and update to accommodate for claims or surplus remaining. The records on our surplus table will always have an auction date of “within the past 31 days” so you are pretty much guaranteed there are no claims yet. However, you don’t know if another company has already contacted the property owner and they may be in negotiations to sign a deal, so it is best if you try to purchase surplus records as soon as possible after the auction date.
