Georgia is the first state we focused on when expanding to states other than Florida. So far, to our knowledge, there are no other states that handle their tax deed auctions quite the way Florida does, so our “Other States” will be offered differently.
First of all, Florida has the most open Public Records law among all 50 states. With the Tax Deed Auctions, most counties put everything online so we can obtain the items we need to produce the Florida Surplus records and lien research that we do.
With the tax deed auctions in Florida, the property owner can redeem their property only up until the high bidder pays (and the bidder has only 24 hours to do so) – therefore, we are able to Live Watch the auctions and provide surplus records very soon after the auctions end each day. This is a piece of criteria we look for when researching what other states to work. If a state has a law that the property owner can redeem like 6 months, a year or 2 years AFTER the auction, then obtaining results from the live auctions is not feasible.
GEORGIA SURPLUS LIST INFORMATION
Many counties in Georgia offer their surplus lists on the county websites. However, there is no uniformity to these lists. File types include PDF, XLSX, DOC, CSV, and sometime just text on a webpage that has to be copied off.
We found 91 counties (out of 159 counties), that offer their surplus lists in some manner or another.
There are 742 Records with $23,748,649.49 in surplus

We obtained the surplus lists for all of the above counties by visiting each website and downloading what they have in the file format in which they originally created their list. We then obtained the Surplus Claim form for all the counties we could locate.

CONTINUING GEORGIA SURPLUS LIST OFFERINGS
Each county in Georgia conducts their tax deed auctions at different intervals: Most being Monthly, 2x a Year or Yearly. Therefore, twice a year, we will update the offerings for the counties in Georgia.
Handling duplicate records: When we gather the surplus records next time, there are bound to be duplicates. If you notice on our Excel screenshot above, we have a fields named UNIQUE ID. When that ID is created and then we import the new list into our database, the duplicates will be filtered out and we can offer only the “new records since last gathering”.
