Each County prepares a Property Information Report for every property that is headed to the auction block. This report is also called the Ownership & Encumbrance Report or Title Report.
These reports contain a wealth of information that you need, including but not limited to:
- Property Address
- Owner Name
- Owner Mailing Address(es)
- Assessed Value
- Mentions of Documents that may be liens on the property which could take the surplus
- If a Property Owner is deceased, this report may contain the names and address of heirs
- If a Property is owned by a business, this report may contain the Registered Agent of that business which in turn leads you to the Business Owners name and address.
